I found this short documentary about the koi farm on Oahu to be very interesting.  You see a lot of koi here on Maui as well and they're pretty easy to keep.  It's nice to see they can be easily shipped between islands. Finding that perfect home is often about discovering a space where your dreams can take shape. But what if your dream home also came with the added delight of having your own private aquatic oasis? Imagine stepping out into your backyard and being greeted not only by lush greenery but also by the serene beauty of a pond teeming with vibrant fish. Today, we're exploring the unique intersection of real estate and pond fish for sale online, uncovering how this fusion can turn your property into a sanctuary of both tranquility and potential profit.   If you're seeking a stun...

A High Price to Pay: Wasted Days and Wasted Nights The ideal window to sell has long past, my former haven echoes with stilled emptiness. At first, there was a sea of seers, who crossed the threshold, eager to take in this home with designer touches, gourmet kitchen with gleaming, granite countertops, high-end appliances and hardwood floors. Now, there is merely a trickle of half-hearted buyers, whose curiosity is piqued, wondering why my property has not sold. Six months have passed and this house feels like a prison due to my decisions. I should have considered the cash-quick-close offers that rolled in but was stubborn, dollar $ign$ flashing before my eyes. Suppose it is my dream getting in the way. Houses similar to mine, overpriced and over-hyped are sitting like out-of-date sardin...

I am lucky; my parents are doing well, and I often see and talk with them. I love discussing stuff with my father. With 8-plus decades of life experience, my father truly enjoys discussing current topics. My dad and I recently discussed the NAR commission settlement. Besides thinking they have once again let the industry down, we both think it was a complete disaster and that they are relying upon you guys, "the professionals in the room!" Speaking of the professionals in the room, who are these people? I will tell you that the professionals in the room are not the "average Realtor," making a median gross income of $56,400. Trust me when I tell you that the "hobbyists" will slowly move out of the way, and it will be you guys, the real professionals in the room, gutting it out as usual....

Yesterday I was at Aweber posting the email that went out to my list this morning. While there I happened to glance at the list of "Monday messages" sitting there waiting to be sent. And what did I see??An ugly sight. A typo in the headline for next Monday's message. After saying thank you to the guardian angel who prompted me to notice that typo, then fixing it, I thought about how many times I've done that. Too many. Before I hit send on a message, I read it several times, looking for errors. But do I remember to look at the headline 2 or 3 times? Heck no. So remember: Proofread your headline before you hit send!  (And I'll try to remember to do the same.)

Crucial advice! Relying solely on online home value estimates can be risky. This blog likely explains the limitations of these estimates and offers guidance on obtaining a more accurate valuation. Thanks for highlighting the potential pitfalls and ways to avoid them!Have a super fantastic week!Joe Jackson, Realtor-KWCP Thinking of selling your home? Don't rely only on online guesses for its value. Let me tell you a story about why this matters. Imagine you're selling a house on General Wallace. Online sites say it's worth around $387k or $392k. But a local expert knows better. They understand the market and suggest listing it for $419k. Guess what? It sells for $431k! Here's the lesson: Pricing your home right is crucial. Trusting only online tools or agents who don't know your area wel...

Invaluable insights! Effective leadership is key to enhancing team performance. This blog likely offers practical tips for leaders to inspire and motivate their teams. Excited to learn more about how leadership can drive team success!Have a super fantastic week!Joe Jackson, Realtor-KWCP Let's highlight the significance of a leader's role in driving behavioral change and enhancing our team's performance. I highly recommend a few things: creating a "to dominate list" for prioritizing tasks and executing effectively, which involves self-leading; recognizing your team's priorities, managing calendars, taking notes, and setting regular meeting rhythms. It's crucial for us leaders to keep engaging with our team members to identify and address performance issues. We must align team members' go...

I recently uploaded a video to YouTube showing off a new Sandpoint Realty vacant land listing, courtesy of our new agent Tara Hart.  Just two days ago I was out at another new listing of Tara's trying to beat the forecasted weather that was but a day away.  Previous  Five Lakes Estates video shown below, with a couple of shots of the newer video shots also included with this post. There is  much much more to simply purchasing a drone and getting aerial views of a property for sale, so I could not help but appreciate Andrew Moorers' Post today. As with anything new there is definitely a learning curve.  The benefits are huge in what drone footage offers to potential buyers, as well as to a seller standing out from the majority of other listings.  That needs be kept in mind while working, ...

Flowers always bring a smile to my face. My sister Sue shared my love for them. In our childhood, we used to weave daisies into bracelets and crowns for our heads.  Our mother's garden provided us with vibrant peonies in hues of hot pink, white, and light pink, which we fashioned into beautiful bouquets. The rhododendron bush in our front yard yielded an abundance of hot pink blossoms, from which we crafted corsages for our teachers. We also adorned our windowsills with delicate purple violets plucked from around the bushes lining our driveway. We loved our yellow tulips that sprouted up every spring amongst the violets. Today, I received a bouquet of gorgeous spring flowers from caring friends, inspiring me to express my thoughts on paper on the loss of my sister. Voicing my thoughts h...

Have you received a letter about the NAR settlement recently? You're not alone. But before you get too excited, it's important to be cautious. Some folks, including myself, have gotten letters claiming we might be entitled to part of the settlement. However, there's a chance these letters could be scams. So, what should you do if you've received one? Don't rush into anything. Take time to research and maybe consult with a local attorney or someone you trust. In situations like these, it's better to be safe than sorry. Always verify before taking any action to protect yourself from potential scams.Got any questions, or worried about certain stuff related to the NAR settlement? Let's talk about it today! Comment down below or message me on my socials.

Zoom Call 3.19.24 Buzz Mackintosh  Property Rights 2.0This week's Zoom call was presented by Buzz Mackintosh. His presentation was an update to the call topic of 9.20.22. Property Rights, which can be read by linking on the link.A quick synopsis was a property rights situation created when legislators proposed an overlay to a private recreation area that would prevent development of the property, once a private trust set up by the original owner.  This tract of land was known as the Sugar Loaf Treasured Landscape Plan, which encompasses 20,000 acres of predominately rural area.  There was 3,000 acres that was at the top of the mountain, and the rest was mostly owned property tracts.  The proposed overly would have been similar to an HOA over farmland, which would have limited use of pro...

Our thoughts reflect our attitudes as Zig Ziglar stated "Attitudes are habits of thoughts." Those thoughts are filled with words which we think consciously or unconsciously.Norman Vincent Peale understood the power of thoughts with these words:"When you change your thoughts, remember to also change your world."To change our thoughts suggests we may wish to consider changing the words we think such as:Close the Deal to EARN THE SALECommission to COMPENSATION FEECustomer(s) to POTENTIAL CLIENT(S)Additionally, asking ourselves about these words as we share our thoughts within ourselves or with others.EMOTIONAL INTELLIGENCE – Do my thoughts and responses consistently demonstrate emotional intelligence?AUTHENTIC – Are my thoughts and hence my actions viewed by others as authentic?ETHICS –  A...

4 Tips To Make Your Strongest Offer on a Home in Miami-Dade FloridaAre you thinking about buying a home soon? If so, you should know today’s market is competitive in many areas because the number of homes for sale is still low – and that’s leading to multiple-offer scenarios. And moving into the peak homebuying season this spring, this is only expected to ramp up more.Remember these four tips to make your best offer.1. Partner with a Real Estate AgentRely on a real estate agent who can support your goals. As PODS notes:“Making an offer on a home without an agent is certainly possible, but having a pro by your side gives you a massive advantage in figuring out what to offer on a house.”Agents are local market experts. They know what’s worked for other buyers in your area and what sellers...
