Mayra, the data doesn't lie! You've proven what you knew with your data on best times of the year to sell in your area (and we're very similar - FEB through JUNE are always are most productive months). However, you can sell a house anytime of the year - based on price and motivation of the seller.

Also, Thursday is the day that I suggest to my sellers. For me, they statistically sell faster.

So many factors involved, tough to judge which month since a list to sale ratio often has less to do with the date than many other factors.

Everyone thinks it's April but it depends what you have to sell & what the Inventory is like when you're selling it. There's benefits to listing in any season. For example, you think it would be the toughest selling a home during the winter here in the northeast. I've found that the toughest to sell homes sell the best when there is the least competition. I've sold some of the hardest to sell homes at the most unlikely times.

It's always a good time to buy or sell...the main factor is price with location and condition not far behind.

When we moved to  Florida, we sold our house up north in November...it was on the market ONE day before we had a solid offer.

We bought our new place in Florida in December, made an offer the day we viewed it!

As others have said, the best time to sell is when the seller is ready to sell.

In my neck of the woods its the Spring/early summer months because people dont want to move during the snow season and parents dont want to move their kids in the middle of the school year...I saw some other comments above me mentioning the snowbirds in the warmer climates so it looks like the winter months are busier in those sections of the country.

My best month ever was January 2015. I sold 13 house in the first 13 days. I've never seen anything like that before or after, but I do sell as many, and often more properties in the cooler and cold months. In a Realty Trac survey two years ago, they found that Oct 7 was the one day that the most home sales close.

Home size matters. When you lump all ingredients into one small pot it creates questions. Also one needs to look at a larger neighborhoods spanning back to at least one decade to draw more definitive conclusion.  This often involves more samples as few data points are statistically insignificant

B. Todaro is correct. One can put it on the market anytime of the year. I personally make offers during holidays to avoid competition.

NOW is always the answer.  Never wait.  There are always pluses and minuses to listing or shopping in each of the seasons and even putting a listing in on various days and various superstitions which may or may not be valid.

  More specific... a mid-price house in A rated school zones should go on the market in May or June.

It varies depending on the location and type of property.   However, in my opinion, selling fast and for the highest price most often has more to do with property prep than timing.

Any day or month that a seller decides to sell, and properly prices the property is the best season. " fast"  is just an ever changing interpretation, and " highest price" is impossible to determine.

 In my market homes sell quickly.  My preference is late Thursday night or early Friday morning. Don't let data charts fool you. In markets with low inventory it can be misleading.
